Homeowners looking to sell their property need to take certain measures to ensure it is appealing to others. “We suggest getting rid of any junk that has accumulated over the years and finish off any DIY jobs that have been put-off,” says Steve Kingshott, from More Th>an home insurance.
The typical home now has £42,000 worth of contents. Clutter is a definite put off for any potential buyers and should be minimised from the home before showing people around a property.
Most clutter is found in the living room, which is filled with electrical equipment, modern furniture, CD / DVD collections, pictures and entertainment systems worth £5,000 in a typical home. Instead of impressing potential buyers these goods merely clutter the room and make it look smaller.
The other big turn-off is unfinished DIY jobs. With so many DIY programs on TV even the least ambitious of us is inclined to try a bit of home improvement but if they are unfinished or worse – dangerous, then your home will be devalued rather than improved. Damage cuased by over ambitious homeowners include: paint spilt on carpets (costing on average £1,000 - 1,500 to repair), nails through pipes (£2,000) and sinks smashed by dropped tools (£500).
If you are going to invest money in your home, pick areas that will either add value or make it more attractive to potential purchasers. Kitchens and bathrooms are good areas to update as these are often top of buyers shopping lists.
Top tips
- First impressions are important, so make sure the front garden is immaculate and fences, gates and outside doors are freshly painted.
- Leave only essential pictures on the walls and remove clutter from drawers and cupboards to avoid distracting potential buyers.
- Remove any garden gnomes or garden furniture that may not be to everyone's taste and clear out your garage and shed.
- Make sure there is plenty of lighting, if a particular room appears dark then leave a lamp or sidelight on.
- If you have pets, it is a good idea to take them out during viewings. Also, remove any animal fur or scent, which could be a turn-off.
