Plans for a new sustainable community to be developed on the former RAF Staff College land, close to Bracknell town centre, are moving forward.
The 44 ha brownfield site was acquired by the English Partnerships, the national regeneration agency earlier this year to ensure the delivery of a high-quality, mixed-use development, including affordable and key-worker housing, with the aim of creating a sustainable and integrated community.
Now the agency has announced a shortlist of development partners for the project:

Linden Homes/The Guinness Trust;

David Wilson Homes/Thames Valley Housing Association;

George Wimpey UK Limited Special Projects;

Countryside Properties.
English Partnerships will invite the selected developers to submit design and financial proposals by the end of Autumn 2004.
A lead development partner will be chosen on the basis of the submissions to assist the agency with the creation of an overall masterplan. The strategy for the Staff College site will be prepared as part of a collaborative 'Enquiry by Design' process similar to the one adopted in Upton, Northampton, where community consultation and adherence to high standards of design form an integral part of the overall scheme.
David Ashworth, English Partnerships’ Area Director, South-East England, said he welcomed the progress being made to bring forward the site. "The Staff College occupies a strategically important location, particularly given its proximity to Bracknell town centre, which is set to benefit from a proposed £500 million regeneration programme."

English Partnerships is collaborating with local stakeholders, including Bracknell Forest Borough Council, to ensure that the full potential of the Staff College site is realised and satisfies the requirements of the local community. The development is also in line with Government policy to combat the housing shortage in the wider South-East region.
