 £100k barrier busted for average UK house

Average house prices rose above £100,000 in every British county last year according to the Halifax bank.

Surrey has the highest average price at £345,485, while County Tyrone has the lowest at £102,959.

House prices in Co Fermanagh in Northern Ireland topped the performance poll, increasing by 39 per cent to an average of £111,187.

This was followed closely by the Scottish Highlands and West Glamorgan in Wales which saw house prices grow by more than 30% during the year.

Martin Ellis, Halifax chief economist said, "There was a clear tendency for those counties experiencing the strongest price gain in 2004 to be the ones where average prices were amongst the least expensive in the country,"

The 12 most expensive counties in the UK were all in the south of England and each has an average house price of more than £200,000. Hertfordshire, Cambridge and East Sussex, all traditionally high-price areas, saw single-digit price growth.

Out of 13 counties with average prices above £200,000, only one, Herefordshire, is outside the south of England.
