 New index to provide longer-term reference

A new index designed to illustrate estimated future house prices in the UK has been launched. And as a first prediction it shows house prices will almost double by 2030.

The prices, which will be published monthly, express a value for the future price of an average UK house using derivative prices quoted in the over-the-counter (OTC) residential property market with the Halifax House Price Index as its basis.

The aim of the new indices is to raise the profile of house price derivatives by expressing market expectations in more easily understandable terms. They are calculated using over-the-counter swaps based on the Halifax house price index (HPI) as traded by banks.

Tradition Financial Services (TFS) is a global property derivative interdealer and risk management consultant and says the new indices are not a guarantee of future property returns but rather are dynamic forward prices that are subject to change.
