BTL investors ‘full of confidence’

UK landlords expect their portfolios to double over the next five years, indicative of a high level of confidence and long-term commitment to the buy-to-let property market...
At present the average portfolio is 1.8 properties according to figures from Mortgage Trust, due to grow to an average of four properties in five years time.
This is despite ongoing pressures linked to interest rates and the threat of higher rates in the future. John Heron of Paragon stresses that buy-to-let investors, including smaller landlords are on the whole not constrained by base rate pressures.
On this note strong tenant demand has been highlighted as a key factor. "The prospects for buy-to-let investment remain positive," he states. "Landlords are still planning to hold their investments for a long period of time because there is strong tenant demand – particularly from groups that choose to live in shared homes."
Housing stock has contributed significantly to UK wealth in recent years, with figures from the Office for National Statistics showing a ten per cent increase in the level of national wealth accounted for by housing during the past year.
