Will I be able to get by without an estate agent?
It is perfectly possible to conduct a property sale without
an estate agent and you are under no legal obligation to make
use of one. However, to answer this question properly, you
need to think about what an estate agent does and whether
you will be able to effectively replace them in their role,
which can be quite involved.
Firstly, there is setting the asking price. Estate agents
have good knowledge of the asking price for similar properties
currently on the market in your area. However, with all but
the most unusual properties, this is something that some thorough
local research can very much help you out with.
Secondly, there is advertising. We’re confident that
this site will be the match of any other in terms of finding
buyers for your privately sold property. However, the estate
agent does have the advantage of a local presence and a shop-front
which can attract passing buyers. Obviously, by combining
a local agent with some online private sales activity, this
means you will have enhanced your overall chances of finding
a buyer.
Next is the arranging of appointments. This can be a difficult
thing to manage, particularly if you have a full time job.
Not all buyers will be able to be flexible in when the can
have viewings, and you don’t want to miss out on a buyer
just because you couldn’t get a day off work to hold
the viewing. On the other hand, if you are master of your
own diary for whatever reason, it’s possible that you
can be more flexible than your estate agent and hold viewings
at times that are convenient for the would-be purchaser but
which the agent would not be able to match.
When it comes to conducting the appointments, you have to
weigh up whether the impartiality of the agent is preferable
to your own knowledge of the property and the possible risk
of becoming emotionally involved in your feelings towards
a particular buyer.
Negotiation can be where some agents come into their own,
due to their skill at knowing how far they can stretch a buyer.
They are acting in your interests and their own – the
higher the sale price, the more commission they generate.
Then again, if you are clear in your mind about what price
you will and won’t accept, then you don’t necessarily
need anyone to do this for you.
As far as progressing the sale is concerned, this is one
area where some people feel that the agent doesn’t always
do enough. It should be their role to get behind the sale
and push it through according the timescales wanted by all
parties. How often this actually happens is debatable. However,
their contacts within other agencies (or sometimes their own)
can put them in a useful position of knowledge when it comes
to chains and the likelihood of these posing a problem to
tight deadlines.

about. There are certainly other aspects of the sale/purchase
process which an agent is involved in – you need to
look at the overall picture and think about whether you are
capable of carrying out all the activity. If you are confident
– go for it!
